LAND ALLOCATION

Fernvale is designed to provide a lot of greenery throughout the subdivision. Hotel, condo, and commercial development is allowed only on 12% of the land area located near the highway. Sellable lots only make up 58% of the land area. Open spaces make up 30% of the land area, excluding the Riverside Promenade, with an area of 1 hectare approximately.

RESIDENTIAL ZONE

The Residential Zone is demarcated into 2 neighborhoods, the East and West Sides. The West Side has fewer but bigger lots ideal for people who want and can afford bigger house and lots. The East Side has smaller but in greater number of lots, centered around Middle Park, for people who prefer smaller house and lots.
The whole Residential Zone is situated well away from the National Highway and its noise and bustle. The Clubhouse and its Gardens serves as a burrer greenery between the two Zones.

FERNVALE SQUARE

Fernvale Square is envisioned to be the uptown urban node of Coron. It will occupy the area facing the National Highway. It will have 6 components: Esplanade, Market Square, Fernvale Condo-Hotel, Fernvale Convention Center, Fernvale Museum, and Fernvale Terminal.
The Fernvale Terminal, to be located beside the National Highway, will have channelized tricycle boarding cue, a jeepney and bus stop, loading area for private cars, all connected to a concourse that leads to the Esplanade. There is an information / security counter in the middle. A large pavilion of defining architecture will roof over the pedestrian areas. This will be the main entry point to the Commercial Zone.
The Esplanade will be a landscaped outdoor promenade extending southward from the Terminal, terminating at the Condo-Hotel and Convention Center, the latter 2 serving as anchor. On both sides will be plots of land that locators can lease for the long-term and build shops, restaurants, cafes, bars, and the like. It will be the spine connecting the different components of Fernvale Square.
The Fernvale Museum will be located along Acacia Avenue, Fernvale’s main road, but also connected to the Esplanade. It will have a growing collection on the history and culture of the peoples of the Calamian Group of islands, to which Coron belongs. It will also have a defining architecture reflecting the traditional designs of the area.
The Market Place will serve the household and service requirements of Fernvale residents. It will be located along Acacia Avenue nearc the Museum. It will also be connected to the Esplanade, but visually separated from it. It will contain a clean European-style food market and a convenience store (or supermart if possible). spaces for various service establishments, such as a laundry shop, tutorial center, barber shop, beauty salon, or shoe repair service.
The Fernvale Condo-Hotel will be a cluster of 3-5 storey buildings in the Zen style with a garden and pool in the middle. Aside from its pedestrian entrance to the Esplanade, there will be a private vehicular entrance from the main road of Fernvale. You can buy a unit here for your own use. but you can include it to the hotel operation’s roster of rooms / suites whenever you are not occupying it, on a daily basis. The hotel will pay you daily rent.
The Convention Center will be located across the south end of the Esplanade from the Condo-Hotel so that the 2 face each other. It will have large indoor hall for big gatherings, events and exhibitions, which can be divided into smaller function halls. It will also be a large open-air ampitheater for concerts and outdoor events. It will be linked to the sports facilities of the Clubhouse. It will be the events center of Fernvale.
All components will be designed to work together as one exciting people-place.

PARKS AND GREENERY

Fernvale will have 4 parks and all treets will be lined with trees.
The Grand Entrance facing the national highway is already exisitng and has 3 buildings, the recepcion pavilion on the west flank, the guardhouse on the center island, and the waiting shed on the east flank, defining the wide 4-lane entrance. There is a big iconic FERNVALE sign on a stonework base on its western end. There is landscaping througtout, accented by 2 fountains on the center island, large urns and bowls, and stonework features. There is already a Zen-style steel grille gate.
The Clubhouse Gardens will go together with the buildings, swimming pool, and sports facilities of the Clubhouse. It will have paths, gazebos, rock elements, water elements, and other enhancements.
Middle Park, located on the East Side, will have a fountain, a gazebo, a pavilion, and small children’s playground, all connected by paths. There will be trees around the sides of the park.
The Riveside Promenade,, will be a linear park along Dipulao River, extening across Fernvale’s south perimeter, varying in width from 10 to 20 meters. For access it will be connected the south end of Acacia Avenue, the main road, and to three 2-meter wide pedestrial alleys, which lead to Fernvale’s streets. For internal circulation there will be paths, ramps, and steps that meander with the terrain. Some steps lead down to a little wharf of landing on the water. There will be gazebos, pavilions, and other sheds. There will also be various landscape elements including fountains and rock formations. Steep slopes will be protected by terraced retaining walls that follow the countour of the ground. The existing bamboo and big trees there will remain as part of the landscaping.
Along both sides of every Street, there will be a margin for plants between the sidewalk and the street curb to be planted with carabao grass, accented by bigeer plants. Firetrees will be planted at the junctures of adjacent lots.

WIDE ROADS

All roads in Fernvale will be concrete and wide. The Acacia Avenue has a 20-meter right of way.
The Acacia Avenue,, the main road, has a 20-meter-wide right-of-way. The concrete roadway is 8.6 meters at the rear segment, 10.6 meters in the middle segment, and 12.6 meters in the front segment, curbs excluded. In addition there will be a 1.5 meter sidewalk on each side.
All Secondary Roads,, have a 12-meter-wide right-of-way and a 6.6-meter-wide roadway, curbs excluded, except for Clubhouse Road, which will have an 8.6-meter-wide roadway. All will have a 1-meter sidewalk on each side.

ELECTRICITY

The Developer has been working with the local power distributor, BISELCO, in extending the electrical grid nto and troughout Fernvale. They are read to connect as soon as there are at lease several completed houses, which will be very soon.

WATER SUPPLY

The Developer will be the water provider in Fernvale, in order to ensure the continuous supply of water. The water grid to be laid our shall be sufficient to supply peak projected demand when all lots have houses or buildings, which are fully occupied.
The primary source of water will be deep wells to be drilled within Fernvale. The secondary source will be the local water utility, Mactan Rock, who will supply water to the Developer at wholesale rates.
There will be a huge subgrade cistern for water storage. The water tower, which will ensure consistent water pressure, will be nicely designed as an esthetic landmark that blends with the architecture of Fernvale.

DRAINAGE SYSTEM

The drainage system is underground, running on both sides fo every street, with sufficient capacity to handle the strongest continuous rains, and bring the water to the river. Fernvale is no less than 3 meters above the river at its lowest point, so there is no risk of flooding.

WALLS AND GATE

For the security and privacy of its residents, Fernvale is designed as a gated community. There is a concrete wall protecting the subdivision. Along the river there will be security barriers that will blend with the park. The entrance on the national highway has a steel gate and drop-arms for vehicle control.
